Accommodation bookings are processed through the RentalReady platform, integrated into the Panorama Apartments booking process.

The platform presents the availability of accommodation and allows the user to consult the conditions applicable to the booking, enter the necessary details and make the respective payment through the means provided.

A booking is only considered confirmed when the booking process has been completed and the respective confirmation has been issued.

The specific conditions presented during the booking process, including price, dates, number of guests, cancellation policy and payment conditions, form an integral part of the booking made.

In the event of a discrepancy between the merely indicative information presented on the website and the specific conditions presented in the booking process, the conditions presented and accepted at the time of booking confirmation shall prevail.

6. Prices and Availability

The prices presented on the website may be subject to change and do not, in themselves, constitute a definitive contractual proposal.

Before completing the booking, the user must carefully check:

  • The dates of the stay;

  • The number of guests;

  • The selected accommodation;

  • The total price;

  • Applicable taxes, fees or charges, when presented;

  • Payment conditions;

When the payment is processed through an external service provider, the respective processing may be subject to the terms and conditions of that provider.

Confirmation of the booking may depend on the validation of the payment in accordance with the conditions presented at the time of booking.

The cancellation and refund conditions applicable to each booking are those presented at the time of booking and depend on the tariff, period and conditions selected by the user.

The user must consult these conditions before completing the booking.

When a booking is cancellable, the cancellation request must be made through the means indicated in the booking confirmation or made available by the booking platform.

Any refunds will be made in accordance with the specific conditions of the booking and using the payment method used, when applicable.

Under the legislation applicable to contracts concluded at a distance, the general right of withdrawal does not apply, namely, to contracts for accommodation for non-residential purposes when the contract provides for a specific date or period of execution. This rule does not prejudice other legally applicable consumer rights.

9. Check-in and Check-out

The instructions, times and procedures applicable to check-in and check-out are communicated to the guest through the channels used for managing the booking.

The guest must respect the times and procedures communicated, unless previously agreed otherwise.

Access to the accommodation may depend on the completion of the identification and check-in procedures required for the stay.

When legally required, the guest must provide the elements necessary to comply with the communication and registration obligations applicable to the local accommodation activity.

The number of guests indicated at the time of booking must correspond to the actual number of people who will use the accommodation.

The use of the accommodation by a number of people higher than the authorised capacity or the capacity indicated in the booking is not permitted, unless previously authorised by the operating entity and provided that it is legally admissible.

The operating entity may refuse access or stay to people who are not included in the booking when their presence implies a violation of the conditions of use, the authorised capacity or the applicable legislation.

12. Damage and Liability of Guests

The guest is responsible for the appropriate use of the accommodation, equipment, furniture and other goods provided during the stay.

Guests may be held liable for damage caused by themselves or by people who are in the accommodation under their responsibility, when such damage results from improper, negligent use or contrary to these Terms and Conditions.

When applicable, amounts destined to cover damage actually caused may be requested, provided that they are legally due and duly justified.

The liability of the guest does not prejudice any rights conferred on them by applicable legislation.

13. Liability of the Operating Entity

Airosos e Janotas, Lda. undertakes to provide the accommodation services in accordance with the conditions of the booking and applicable legislation.

It cannot be held liable for situations resulting from unpredictable or inevitable circumstances, outside of its reasonable control, including situations of force majeure, without prejudice to the legal obligations applicable to it.

The existence of external platforms or service providers does not eliminate the responsibilities that legally fall upon the operating entity regarding the provision of accommodation services.

Airosos e Janotas, Lda. will not be responsible for technical failures, interruptions or temporary unavailability of third-party services that it cannot reasonably control, without prejudice to the rights legally conferred on the consumer.

14. Safety

Guests must comply with all safety instructions made available in the accommodation.

Any use of equipment or installations in a manner contrary to their respective instructions or that may put people, goods or the accommodation itself at risk is prohibited.

Guests must communicate, as quickly as possible, any breakdown, damage, risk situation or incident that occurred during the stay.

Local accommodation establishments are subject to legal safety requirements, including fire protection measures and, depending on capacity, emergency equipment and information.

15. Pets

The acceptance of pets depends on the specific conditions of each accommodation.

When the presence of pets is permitted, the guest must obtain prior information about the applicable rules and ensure that the pet does not cause damage, disturbance or risks to the accommodation or third parties.

Specific conditions relating to pets, when they exist, prevail for the respective booking.

20. Complaints and Dispute Resolution

Guests may submit complaints or requests for clarification through the contacts made available in this document.

The establishment has a Livro de Reclamações (Complaints Book) under the terms of the applicable legislation, and access to the Livro de Reclamações Eletrónico (online Complaints Book) is also made available, when applicable. The provision of the Complaints Book constitutes a legal obligation for service providers covered by the respective regime.
